Responsibilities Profit and Loss responsibility for the entire maintenance division Deep understanding of market rates and costs(time) for common repairs Provide leadership and coaching to team members, setting clear goals, developing individual skills, and providing periodic feedback to individuals on overall performance Review and manage Key Performance Indicators on a daily basis Assess regularly the efficiency of business procedures according to organizational objectives and apply improvements Oversee turnovers and larger construction projects Revise and/or formulate policies and promote their implementation Maintain standards of quality consistent with our values. Requirements 10+ years of a senior leadership role in the appropriate field 5 years of experience managing Maintenance Technicians is a MUST Strong computer skills & ability to learn new software Knowledge of profit and loss, balance sheet and cash flow management, and general finance and budgeting Good working knowledge of performance metrics using business management software Proven ability to plan and manage similar processes for maximum efficiency and productivity Knowledge of all structural & mechanical systems in houses, apartments, & commercial buildings Familiarity with Section 8 or HUD guidelines Ability to supervise estimates & pricing of all repairs, maintenance, & improvement work completed by the Maintenance Division Desired Qualifications & Skills Proactive, self-motivated individual that loves taking the initiative. Proven ability to develop innovative solutions for increased productivity Superior negotiation skills in both internal and external settings Masterful organizational, communication, and leadership skills, demonstrated by previous professional success Knowledge of industry latest trends and best practices Critical thinker and problem-solving skills Ability to thrive in a fast-paced, rapidly changing work environment.
